Visit Wales: The accommodation has been inspected and approved by Visit Wales (the official Welsh Government quality assessment scheme) and all units have a three star grading.

Prices: include electricity and central heating.  We may ask you to book via our agents, if you previously booked a holiday with us through them, or if you wish to book a peak season week.  The price and conditions when booked via our agents may differ from ours shown on this website.

Payment details: £100 deposit per cottage per week, or £200 for the Farmhouse per week (non-refundable) to confirm booking. The balance (non-refundable) is due no later than 4 weeks before your holiday starts. Payment by bank transfer is preferred – you will be given our bank details at the time of booking. All payments must be made via your lead contact.

Good Housekeeping Deposit: We ask you to pay a refundable deposit of £100 by bank transfer no later than 10 days before your holiday starts. Our staff will thoroughly clean the property after your stay but we expect you to leave it reasonably clean and tidy. Please strip the beds and put linen inside a pillow case. Take out the rubbish, following the instructions about recycling. If your party has used more than one cottage make sure you return items to their correct location. Please report and pay for any damage or breakages. We will refund your deposit promptly, deducting if necessary for any unsettled breakages, or for additional staff costs caused by undue levels of cleaning or repairs required or late departure.

Arrival and departure: The day you arrive your accommodation will be ready at 4pm and you MUST vacate by 10am on the day you leave to give our caretakers time to clean for the next guests. Changeover days are as follows:

Farmhouse ----  Saturdays

Y Beudy and Y Stabl cottages ---- Fridays 

Bedding: Duvets and pillows are supplied for all beds, along with extra blankets.  Sheets, duvet covers, pillow cases, towels and tea towels are included in the rental price, and the beds will be made up ready for you. If you are staying longer than a week, you may arrange a mutually convenient time with the housekeeper to change the linen.  Please note that the towels are for use in the cottage only, and you should bring your own beach towels to take out with you.

Children: There is a fixed cot in one of the double bedrooms in the farmhouse; travel cots can be pre-booked for other rooms/cottages  at no additional charge. High chairs are also available.  Please bring your own cot bedding, including blankets. A small selection of games and books may be present, although we cannot guarantee what will be in each unit. It is your responsibility to ensure these are suitable for the age of your children.

Liability: Bookings are made on the understanding that occupancy of the property is for holiday purposes only and is only for the period of time agreed. Your right to occupy the property may be forfeited without compensation if:

  • more people or pets than specified in our description and agreed on booking attempt to occupy the property

  • you cause damage, noise or unreasonable disturbance, or disregard the fire safety or other instructions.

Pets: We normally allow one well behaved pet per unit, booked in advance. There is a charge of £20 per pet per week. Because of the layout of the site, we may choose to restrict the total number of pets on the site at any time, so may have to turn down some bookings with pets. For the benefit of all our guests, we ask you to observe the following:

  • Pets must be kept under control at all times. Be aware that other guests may be uncomfortable with dogs or afraid of them.

  • Pets must not be left alone anywhere on the premises at any time.

  • Please bring a basket or bed for your pet to sleep in. If you are unable to keep them off our settees and chairs you should bring throws or blankets to cover these. Pets are not allowed in the bedrooms at all.

  • Please bring all items your pet needs such as towels and food bowls. Our house towels must not be used for pets.

  • Please do not use our washing machine or tumble drier for your pet’s towels, coats, blankets or bedding

  • Do not allow your pet to foul the property or lane.

  • All pet hairs must be cleared up before leaving.

  • Please ensure that your pet is clean, healthy and free of parasites.

Electric Vehicle Charging: We regret that at present we do not have facilities for charging electrical vehicles. Charging from our domestic supply is NOT PERMITTED for safety reasons, and you are urged to locate the nearest public charging points before you travel.

Access Statement

We are wholly committed to ensuring that all our guests are able to enjoy our facilities as fully as possible.  Please contact us when making your booking to discuss any concerns or special requirements and we will provide any detailed information you need and make any arrangements we can to assist you. 

There is ample car parking on site, close to the accommodation.  If your party will be bringing more than two cars (farmhouse) or one car per cottage, or if you require a wide or long parking space, please let us know so that we can advise you where best to park.  We will do our utmost to accommodate boats, trailers, bikes etc securely and again it helps if you let us know about these before arrival. 

The grounds include a small orchard, shared by all our guests, which has a narrow and sloping grassed entrance. 

Llanbedr railway station is conveniently close for guests travelling by public transport, but do check for cancellations etc before making your travel arrangements.  It is a “request stop”, so please inform the conductor/driver if you wish to stop at this station. If you are waiting to catch the train, make yourself clearly visible to the driver as your train approaches.  There are about 8 trains in each direction on weekdays and Saturdays, and 3 on Sundays, with a timetable displayed on the road outside the station, just across the road from the property.  Trains run to Porthmadog, Harlech, Pwllheli, Barmouth, and small stops along the way, and with advance planning, many of our guests enjoy exploring the area by train.  Llanbedr village is on the bus route between Porthmadog and Barmouth.  This is not as convenient or as much fun as the train, but with about 13 buses in each direction daily on weekdays and Saturdays it can make the logistics a little easier.

Llanbedr village is within walking distance, with shops, pubs etc, and the road has no gradients.   Please note that there is no pavement for part of the way up to the village, so some care is needed when walking and driving along this road. 

Our caretakers will gladly assist with luggage if required.  Grocery deliveries can be arranged in advance of your stay.

Most of the beds are on the firm side, having pine bases, but there are some single divans.  Pillows and duvets are man-made fabrics.  Please let us know if you have a particular requirement for soft or hard mattress or require special allergy-free bedding, or if anyone in the party has a condition such as asthma that makes them particularly sensitive to household dust. Cobwebs and spiders will appear from time to time in stone buildings this old - if you have a particular aversion to them please discuss.

Televisions etc have remote controls which are checked regularly, but should a battery be flat please let us know.   The nearest pay phone is in the railway platform shelter just across the road and there is another in the village opposite the Victoria Inn.  Mobile phone reception is generally acceptable in the area, but depending on your operator it can be poor inside the buildings. Internet access is provided, with instructions on site.  Signal strengths direct from the router are good in Y Beudy cottage and in some external areas, and adequate in the upstairs living room of Y Stabal, and one bedroom of the farmhouse.  We have boosters to provide improved coverage throughout Y Stabal cottage and the farmhouse. Capacity/speed is limited due to the rural location.

Cottages: 

The car parking spaces and patio area are close to the cottages, with level access.  The patio area is usually kept clear of cars, but access right up to the door can be arranged if needed by individuals or for unpacking. 

We regret that the accommodation is not adapted for wheelchair users, but “Y Beudy” cottage has a downstairs bedroom and bathroom/toilet, which may be helpful for guests who just have difficulty with flights of stairs. There is one small step into Y Beudy cottage (200mm) and two into Y Stabal cottage (120 and 140mm).  There are two internal steps on the ground floor of Y Stabal, each around 600mm.  The downstairs double bedroom in Y Beudy has an external door that opens directly onto the patio area, with a step of less than 20mm.  Due to the limitations of the converted old farm buildings, there are some narrow internal passages and doors, e.g. 730mm wide doorway from the lounge to the bathroom and bedroom in Y Beudy, minimum width of 530mm where a stone protrudes into an internal passage in Y Stabal. Taller guests will notice that the headroom is restricted in some doorways and under the old beams which have been retained as a feature.  The cottages have baths with shower over and glass shower screens, rather than a walk-in type.  Light switch heights vary from 900mm to 1380mm.

Please note that in the unlikely event of a fire in the kitchen/living room area of “Y Stabl” cottage it may be necessary to use the windows in the two ground floor bedrooms as an escape route.  The openings are approx 36cm wide by 76cm high, and 90 cm off the ground, so may not be suitable for some people - see photos.

Farmhouse:  

There are no downstairs bedrooms in the farmhouse, but we do have a bathroom, shower room and toilet downstairs. There is a shower room with toilet upstairs. The car parking spaces for the farmhouse are a short walk along the lane, and we normally keep the area immediately outside the front garden clear of cars, however there is a space here that can be used for unpacking etc.  The path to the front door is uneven in places, but there are no steep steps. The path to the back door is uneven also, with a step of 160 mm.  It is surfaced with slate which can be slippery when wet. There is a step up onto the front lawn (200mm), and a flight of 7 steep steps (approx 200mm each) with banister providing access to the sloping rear garden.  The 400 year old house was built over a period of years on several levels, and the floors are uneven or sloping in places. There are internal steps on the ground floor – three steps of 100, 100 and 170 mm from the kitchen into back corridor leading to bathrooms and back door; two awkward steps of 130mm from the kitchen to the front part of the house.  There are some narrow doors and passages, the minimum door width being 510mm.  Light switches are at 1400mm height throughout.

No Smoking: It is strictly no smoking inside the cottages. This includes vapes and e-cigarettes. Any outdoor smoking should be well away from buildings and vehicles, using the bins provided to carefully dispose of cigarette ends etc.

Fire Risk Assessment: When you arrive you should read the safety information provided and acquaint yourselves with the layout and position of the fire exits. Consider how children and those with mobility issues will exit from their bedrooms and make sure all your party is fully briefed. Note that fire exit doors are deliberately easy to open from the inside so be aware that they could be opened by your children or pets - please supervise them accordingly.

Naked flames are not permitted anywhere inside the properties - this applies to any candles, tea lights, matches etc. and there is a strict no smoking policy (see above). There is no provision for open fires inside the cottages. Deep fat frying is not allowed - we do not provide chip pans and you may not bring your own or use our pans for this. Fireworks and Chinese lanterns are not permitted anywhere on the property - inside or out. In addition to the fire risk, this is a farming area with animals in the fields that surround us which could be harmed, plus we are close to the airfield. We provide metal barbeques for you to use with your own fuel. If you wish to use the disposable type these must be placed inside the metal barbeque provided.

We have full central heating that keeps the cottages cosy, but oil filled electric heaters may be provided in case of exceptional situations such as power cuts or very late bookings where we have not had time to heat the property before you arrive. These heaters may only be used if you are in the same room, and not while you are asleep.

Please discuss with us if you intend to bring any electrical equipment of your own to plug in. Electric scooters, bikes etc may not be brought into the cottages or charged from our electrical supply - if you intend to bring these please discuss. We regret that electric vehicles may not be charged on site at present for safety and insurance reasons - this is strictly enforced.

As a normal household precaution you should close all doors opening onto the fire exit routes when you go to bed. Be careful not to obstruct fire exit routes with your possessions. Filters in tumble driers should be cleaned before and after use please.

Fire regulations changed on 1 Oct 2023 and we are in the process of implementing various additional measures to fully comply with these. If you wish to see the fire risk assessment and current progress with the action plan please ask and discuss any concerns you may have.

Please note that under the new fire regulations the upstairs lounge in “Y Stabl” must not be used for sleeping.

Privacy Statement

Who are we? We are brother and sister Richard and Carys Thomas along with our families, operating a small business providing holiday accommodation in our former family home.  Your privacy is very important to us, and this Privacy Statement describes how we store, manage, and use your personal information.  Please contact us if you have any questions or concerns at all about this or if you wish to update that information. 

Collection and storage of data: We collect data about you in connection with your inquiry and booking. This is the information you supply on your booking form, or the contact form on our website, or in email and any other correspondence about your booking or potential booking. The information we collect may include, but is not limited to, details such as your name, your address, your e-mail address, phone number, who will be staying in the cottage, the date of your holiday and any bank details you supply on cheques or via direct bank payments. We share your data as necessary with our caretakers to ensure that cleaning and other arrangements can be made for your holiday. We will not share your data with anyone else without your consent.

We store booking forms (as paper records held in secure filing cabinet and/or in email form) for up to 7 years for tax purposes.  Many of our guests return year on year, and we maintain a postal mailing list of guests in the last 5-6 years which we typically use at Christmas each year to send out a card, a paper based newsletter, pricelist, and booking form.  This mailing list holds your name, address, and date of last holiday with us. We may in future use this list to send other information about our holiday cottages, for example a new brochure, special offers, or news. We will remove you from this mailing list on request.  We do not currently have an email mailing list to systematically send out such information, and if we decide to do so in future we will ask for your explicit consent to be included.

Customer satisfaction forms, if you choose to complete them, may include a limited amount of personal information.  The forms are analysed periodically, data aggregated and the forms destroyed.  Comments may be saved to be used in publicity material etc, but not in a way that can be traced back to you.

We have a Facebook page and may in future use other forms of social media which you may choose to sign up to, under the privacy policies of these social media platforms.
